  • UtsavFriends Mr. B N Tiwari's testimonial about Amarbagh, Jodhpur, presents a quite different experience from residents of Ashiana Utsav, Bhiwadi. Once the majority of flats at Utsav had been given possession of, the standard of maintainance started falling from 2009 onwards. Even as the maintenance climbed steadily from Rs. 700 or so a month in 2007 to about rs. 2000 a month in 2012 for a less than 900 sq ft flat. The present maintenance standard can be guaged from the fact that hedges abutting residential blocks as well as park margins - which require watering by hand-held pipes, are not watered for periods as long as a fortnight. They stand shrivelled, yellowed and black in some stretches, necessitating costly replacements every year.

  1. yes maintenance has increased but still it is not higher than normally charged in Gurgaon.

    also I understand that VML is transparent and shows the accounts.

    Builders in gurgaon do not show accounts and charge Rs 2 per sqf

  2. The Aug'11 bill for Utsav was at the rate of Rs. 1.48 a sq foot (in Villas it was Rs. 1.24 the same month - both Utsav and Villas are in the same complex of Ashiana Village, Bhiwadi).

    The bill for a 2-bedroom utsav flat in Aug'11 came to Rs. 1600 or so. The May'12 bill for the same flat approached Rs. 2,000 so the per sq. foot rate for utsav may be closer to rs. 1.8 a sq. foot now. Some Utsavites apprehend it will cross Rs. 2 a sq foot by the time 2012-'13 closes.

    The Residents' Association has told us many Qs on accounts are not answered : namely, what are the salaries paid to the AGM, Activity Manager, etc; Receipts for Fixed Deposits of our contributions of Capital Maintenance Fund are not regularly sent to the Assn.; Why are AMCs and payments strongly objected to in advance by the RWA paid - for example for ECS, boom barrier, TV, Road Repair, etc.
